For Franklin and Hampshire counties, to view multiple pages in plans, use the Unindexed Property Search tab, choose plans, then fill in the book and page number that you need. To select from all images in the plan book, just fill in the book number.
Public Search
Effective August 1, 2004, the Registry of Deeds records search program will be modified enabling a more comprehensive set of results to be returned when searching by Grantor or Grantee name. This modification will be applicable to Internet searches at www.masslandrecords.com as well as searches performed at local Registries using the ACS 20/20 Perfect Vision system.
The difference is special characters (*, &, #, etc.), punctuation marks (apostrophe, periods, commas, hyphens, etc.) and spaces will be ignored during a name search.
Example: Entering the last name O’Neil, O Neil or Oneil will return the same set of results.
Entering the last name Van Horn, VanHorn or Van-Horn will return the same set of results.
Entering a corporate name E*Trade, E Trade or ETRADE will return the same set of results.
The search performs a ‘Phone Book’ type search. When entering the name to search you must enter at least two (2) characters of the last name. Results of the requested search will return all matches for the characters that have been entered.
Example: Entering Jo, would return:
Johansen
Johns
Johnson
Jones
Jons and so on.
The more characters entered of the name you are searching for will further refine the results returned.

Berkshire Registries
Effective August 1, 2004, data from the Registries of Deeds in Berkshire County will be available on WWW.MASSLANDRECORDS.COM
This includes Northern Berkshire Registry in Adams, Middle Berkshire Registry in Pittsfield and Southern Berkshire Registry in Great Barrington.
Plan Information
Beginning April 2, 2004 the central web repository providing access to real property index and document information has been expanded to include Plan and Unindexed document images.
Plan
You will notice after selecting a Registry to search additional radio buttons are available for selecting Plans and Registered Plans. Selecting the appropriate radio button your search will be directed to that office.
Unindexed Information
An additional tab ‘Unindexed Property Information’ has been added as a search option. What is Unindexed Property Information? Plan or Land information that has been scanned but not indexed. Some Registries have information that has been scanned but not yet indexed. This information can be viewed from the web site but you must know the Book and Page in order to retrieve the information.
